Property Management Services

We are a full service property management company. We manage the complete landlord/tenant relationship relating to our owner’s real estate assets.

All property owners and properties are unique. Our services are tailored to fit with the vast majority of clients, providing service for single-family residential, townhome and condo management, and commercial, retail and industrial real estate management. We are available year round to meet with our clients to discuss their specific needs and address concerns. Clients have full access to our property managers and staff and do not have to worry about dealing with third parties or answering services.

Property owners receive detailed monthly owner’s statements regarding the income and expenses for the property each month. The property manager communicates with the owner regularly regarding upcoming or current vacancies, maintenance issues, and preventative maintenance. The property manager also addresses any other issues or questions the owner may have regarding their real estate asset.

Understanding our owners want peace of mind and relief from the daily stress of managing their properties, we understand this business, it’s ups and downs, and we can provide you with the asset management success you have been looking for.

As your Full Service Property manager we provide the following services:

  • Rental Income Analysis
    • Market analysis – constantly doing rental market analysis surveys in pricing our available properties.
    • Advanced collection of rent and deposits, timely collection notices.
    • Coordination of evictions, when necessary – including physically representing our owner’s in eviction proceeds in court, when allowed. We also physically serve notices on the tenants at no additional charge to our owners.
  • Vacancy
    • Notify Owner when tenant gives a thirty-day notice.
    • Send tenant letter outlining move-out requirements and guidelines for return of security deposit,
    • Perform move-out inspection.
    • Complete security deposit reconciliation – tenant is charged for all items they should be held liable, including damage above normal wear and tear, cleaning, unpaid rent and other charges.
    • Contact owner on condition of property and work needing to be done.
    • Complete coordination of turn-around work following move-out, including turning utilities on so maintenance can be performed and property can be shown, re-keying all locks.
  • Daily Advertising of Rental Properties
    • Free daily vacancy rental list available 24 hours a day at all offices.
    • Rental Vacancy Listing is posted on our website.
    • Advertising in the local newspaper.
    • Placement of professional “For Rent” signs on vacant properties.
    • Rentals.com premium listing along with listings on over 20 other rental websites
    • Property showings six days a week.
  • Tenants Carefully Screened
    • Verification of current and past rental history.
    • Credit checks through national Credit Reporting Agency.
    • Eviction checks.
    • Criminal Background checks.
    • Employment income verification (verbal and written confirmation).
    • Immediate Completion / Turn-around of applications but no longer than 24 to 48 hours for verifications.
  • Move-In
    • Prepare lease and addendums – not form leases, but our customized attorney drafted leases and addendum. Our lease packets are quite extensive and address clearly the expectations of both the tenant and the landlord.
    • Have tenant pay deposit immediately upon approval.
    • Perform move-in inspections.
  • Effective Maintenance
    • Vendors are reliable, experienced and charge reasonable rates – because we deal with vendors and maintenance issues daily, we know what repairs should cost and how long it should take to complete.
    • 24-hour emergency service.
    • Maintain record of all work orders issued with our computerized maintenance program – tracks history of maintenance done on the property.
    • Bill tenant for repairs that are determined to be their responsibility.
  • Computerized Accounting Functions
    • Monthly detailed Owner Statements showing income and expense figures, including year-to-date totals.
    • On-line access to information for review at your convenience.
  • Routine Inspections
    • Move-in/move-out inspections at tenant turnover.
    • Annual interior inspections – allowing for preventive maintenance to be done before small maintenance problems become big costly repairs.
    • Periodic drive-by exterior inspections - is tenant maintaining property?
    • Quarterly inspections available at minimal cost to owner.
  • Owner Relationships
    • We work for our Owners and with our Owners – toward a common goal.
    • Communication is a key component for any owner/landlord relationship. We communicate at a minimum monthly with all owners. We believe communication occurs with emails, phone calls and letters. We value two-way communication as it creates trust and confidence.

    • Prompt response and attention to tenant concerns.
